What We Do
Annual Budget Setting
Each year we prepare a detailed budget for your development, covering all anticipated expenditure — maintenance, insurance, cleaning, grounds, utilities, compliance, and management fees. Budgets are based on actual costs and historical spending, not guesswork. Where major works are anticipated, we plan ahead so service charges remain as stable as possible year on year.
Service Charge Demands
We issue service charge demands in accordance with your lease — clearly itemised so leaseholders can see exactly what they're contributing to. All demands comply with Section 21 of the Landlord and Tenant Act 1985, ensuring they are legally valid and transparent.
Income & Expenditure Management
We operate a dedicated client account for each development we manage. Funds are kept entirely separate from our own business accounts. Every payment in and out is recorded, reconciled, and available for review by Directors or the Residents' Management Company at any time.
Year-End Accounts
At the end of each accounting period we produce a full income and expenditure statement for your development. These are prepared clearly and issued to Directors, with copies available to leaseholders on request. Where an independent accountant's certification is required under the lease, we coordinate this on your behalf.
Arrears Management
Unpaid service charges affect every resident in a development. We manage arrears proactively — issuing reminders, following up consistently, and escalating where necessary. We handle this professionally and in accordance with the lease, balancing the needs of the development with a fair approach to individual circumstances.
Reserve & Sinking Funds
Where your lease provides for a reserve or sinking fund, we administer this separately from the day-to-day service charge account. These funds exist to cover major future expenditure — roof repairs, lift replacements, external redecoration — so that the cost doesn't fall on leaseholders all at once. We manage contributions, interest, and expenditure from these funds with full accountability.

We've been managing service charge accounts across the Fylde Coast since 2007. In that time we've seen the consequences of poor financial management — underfunded reserves, disputed accounts, leaseholders surprised by large additional charges.
